Technical Capability

Technical delivery alone does not create an investable hotel. The building must also be aligned with the right brand, operator, operating agreement, valuation assumptions and capital structure.
Hotels First coordinates these commercial workstreams alongside the technical team so that design, capex and programme decisions remain connected to operational performance, stabilised NOI and long-term asset value.
The building, operator and capital structure must work as one investment proposition.
Assessment of brand positioning, operator suitability, market fit, room mix, amenity requirements, technical standards and the operating model most appropriate for the asset.
The building comes first. The brand and operator must strengthen the asset proposition rather than force the asset into an unsuitable model.
Commercial assessment and negotiation support for hotel management agreements, leases, franchise agreements and technical services agreements.
Contractual negotiations are undertaken alongside appointed legal advisers. Hotels First provides the hotel, commercial and asset owner perspective.
Review of revenue assumptions, departmental performance, operating costs, management fees, reserves, landlord costs and the route from gross hotel revenue to stabilised net operating income.
Occupancy and ADR establish demand. Sustainable NOI establishes value.

Formal valuations are provided by separately appointed qualified valuation advisers where required.
Hotel opportunities are structured so they can be understood and underwritten by the appropriate capital source. This includes equity, long-term real estate capital, refinancing and senior debt where appropriate.
The emphasis is on sustainable NOI, independent valuation and asset-backed security, not on debt as the primary proposition.
Senior debt is one potential financing route. All funding remains subject to lender underwriting, valuation, due diligence and credit approval. Hotels First does not guarantee the availability of finance.
