Hotels First reviews existing buildings, including offices, commercial assets and mixed-use properties, where hotel-led repositioning may be the right strategy. We work on a confidential, direct basis with agents, LPA receivers, administrators and asset managers.

We are not a property portal. We do not list opportunities publicly. We work directly with professional counterparties to review and structure opportunities on a confidential basis.

From the outset, we assess planning, technical feasibility, operator and brand fit, capex, income potential and capital structure to determine whether an asset supports a credible hotel repositioning strategy.

What We Look For

We focus on existing buildings where location, scale and physical characteristics can support a credible hospitality strategy:

  • Larger office buildings with hotel conversion potential
  • Commercial assets close to transport, business districts, airports or visitor demand
  • Buildings where corporate and leisure demand drivers are well established
  • Opportunities where rooftop, food and beverage, events, wellness or local amenity can strengthen the hotel case
  • Assets where existing use, vacancy, capex pressure or market repositioning creates a need for a new strategy
